‘Do not move here!’ http://yammerproject.com/Most-Recent-Reviews.html

Looking from the outside, esthetically this is a nice looking apartment building and the amenities seem great. However, this is not the case.
I’ll start with management because if the management were better this apartment complex would be better. There has been four management teams here over the last three years. For some reason, they replaced the best manager, M. M was proactive and straight forward. I wish I could say the same about the current management; T and F. Over 60 days ago T stated to me that he would send out newsletter which was to include a notice to residents about loitering outside of residents windows in the pool area and making noise after 10pm. He has yet to do so. T is not a problem solver, he just does what corporate tells him. F, is a robot, it doesn’t seem like he has the capability to receive and process information. F just says yes, no and hit buttons on his computer.
Management is so backwards; that they recently closed the swimming pool for two and a half weeks to refurbish it in the middle of spring; instead of the winter. If you decided to move here, try not to get a unit that face the pool area. Often its very loud out there but that’s understandable during the day. However, there are some neighbors who ignore the rules and stay in the spa area after 10pm. It can very frustrating trying to sleep, relax or have “quiet enjoyment” if your unit face the pool area. The new management has not made any effort to alleviate this problem. The new management actually decreased the presence of our courtesy patrol which could help with this problem.

The walls are so thin in the units that I can hear my neighbors microwave, I can hear her cell phone vibrate on her bed; this is no joke. Some neighbors are so inconsiderate that they play their televisions with surround sound.

I’ve had bouts with termites in my unit off on over the last three years.

The jacuzzi is a cesspool that often looks contaminated with waste. They try to cover up the problem but putting too many chemicals in the jacuzzi that are so strong I can often smell them in my apartment.

The elevators are often out of commission. The security gate is often broken which leaves us without security.

You’re only allowed to get DirectTV at this complex and they charge each resident an additional $100 or more per year for the maintenance of the satellite. Which is unfair to the residents, this is a fee that owners of the building should pay.

Considering the size of the units, the ongoing problems and the lack of management; these apartments are not worth the over inflated cost of rent.

Granted, I’ve had 3 leases here. It’s just really inconvenient to relocate during the time when my lease is up. However, this time around I don’t care if I’m in the North Pole; I’m going to make sure I’m available to move.

‘Bedbug Beware!!!’ http://yammerproject.com/Most-Recent-Reviews.html

This place started out seeming like a fantastic place. The apartment was spacious with new carpet and they offer move-in specials with good credit. The building seemed clean, neighbors were nice, manager was friendly. But when I discovered several roaches in my apartment, it was all downhill from there. I complained to management and was given “roach hotels” that were supposedly superior to others, and guaranteed to work. Three months later, the problem got worse. They then sent the “maintenance guy” over and all he did was “bomb” my apartment with stuff purchased from Home Depot. Come to find out, about 80% of the tenants living there had roach problems. The final straw though was when I discovered two bed bugs crawling near my gas heater. It took about two weeks, but the owner finally hired a professional to come in and exterminate. But by then it was too late. I was so traumatized I threw away all my furniture and moved out. As I was leaving, I found out from neighbors that several other tenants were having the same bedbug/roach problem I was having. So this could have been a better experience if the owner wasn’t such a slum lord.

’655 Hayworth Slum’ http://yammerproject.com/Most-Recent-Reviews.html

I’ve lived in many cities and many apartments. This building is a rent stabilized disaster where the landlord puts band aids on major problems. They refuse to replace defective ovens, a.c units, etc and use bogus, unlicensed inspectors to come in and say that things are working as they should. 5 units finally got an attorney and we sued him and won. He is a slumlord. Also, my car has been broken into 3 times in 5 years in my carport. We have an alley on our back side where homeless people are constantly loitering and looking in our trash. Noisy.

‘Fantastic location, even better landlord!’ http://yammerproject.com/Santa-Monica.html

http://yammerproject.com/Santa-Monica.html

Great – my boyfriend and I love living here. The location is one of the biggest draws. Santa Monica Boulevard and the 10 and 405 freeways are easily accessible but not too close that there’s a lot of noise or traffic. There are 10+ bus lines within a couple of blocks and Santa Monica College, downtown Santa Monica and the beach are all an easy bike ride away. The immediate neighborhood is like a little residential pocket (brightly-lit streets and walking traffic with a “neighborhood-y” vibe) that’s still close to EVERYTHING. The local “Convenient Market” and liquor store are mom and pop and know me by name. As far as the actual apartment goes, we’re pretty happy. It was built in 1948 and the interior has the charming style of the era. There are two buildings on the property: a triplex and a back house. Everything is really private and cozy. My only wish would be for a bigger kitchen and bathtub! Two tandem parking spaces, hardwood floors, washer & dryer in unit, front & back door and our cool little enclosed patio make me almost forget my desire for more space. Street parking is just a small hassle for guests (like it is everywhere in Santa Monica) & is PERMIT ONLY. Last item on the list: the LANDLORD. He is one of the big reasons we haven’t seriously considered moving to a bigger space. He and his property manager/assistant are friendly and totally johnny-on-the-spot when it comes to apartment issues (plumbing, etc.) but OFF-site and not in your face. One summer, my friend and I were hanging out on the patio and she put a still-smoldering cigarette butt in a pile of yard scraps and dried leaves. We left to the store and came back 45 minutes later to find the wood fence on fire! I ran for the garden hose and my neighbor called the fire department. After the whole situation wrapped up, our landlord was completely cool and even offered to PAY HALF the cost to have my buddy’s dad re-build a portion of the fence. He’s totally professional yet accommodating and anyone would be LUCKY to rent from him!

‘Idiot Property Managers/Urban Housing’ http://yammerproject.com/Santa-Monica.html

Average experience. The property managers, Urban Housing, are worthless. They are unresponsive to the needs of their tenants and irresponsible in their fiscal responsibility, in managing and tracking rent checks. In past months, they have mistakenly put EVICTION notices on our doors, because THEY misplaced our checks. Idiots.
